Searching Room/Appartment in Germany



In Germany after getting residence permit its mandatory to have a registered address. You can have registered address anywhere in Germany also other than your place of residence. 



You need to have rent contract to register your address at local town hall. The most common type of accommodation is an apartment or room with shared facilities. The later consist of a room in an apartment with common kitchen/ bath. e.g one room in 3 bedroom apartment.

Are Rooms Expensive?


The rent vary from city to city, e.g, its high in Hamburg, Munich and low in Berlin and small cities. In addition to monthly fixed rent you must also consider heating charges, water charges & electricity. Normally they are directly paid to relevant service provider or fixed by owner. Typically rooms in small cities will be between 200 to 500 euros and in large cities from 450 euros upto 850 euros. The cost of the room will mostly depend on how far it is from city center and what facilities the room offers. 

Understanding Rent & security Deposit

Cold rent = only rent
Complete rent= rent + heating & other charges.

Don’t be deceived by low rent and high heating/elec. charges. some land-lords offer low rents but the utility charges are high. Students should preferably get accommodation in students hostels and university arranged housing as it will be cost-effective and saves from lot of extra complications.

Some landlords ask for security deposit (e.g 3 month cold rent) at the beginning. Similarly some accommodation also include one time commission of property agent.

Which Room to look for?

 If you don't want to keep car then its recommended to have an accommodation near metro (U-Bahn) station. You must check your property location on google map to understand the mobility in city. In Germany usually the properties near super-market and public transport are always considered good. 
Find rooms where you can connect to local people from your country & you are not totally isolated. Also find room which are not far off from campus, so that its easy for you to attend classes and do work at university. 

Student work rooms & other ways of finding room 

1- Connect to local community of your country via face book or yahoo groups try to coordinate with them. Pakistani communities have communities with the name of Pakistan Student association or Pakistani Student in “City name”.
2- Try to find groups on facebook offering residence to people. Mostly this group have Wohnung with the city name. 
3- Student residence and dormitories are best , because they are affordable and are designed for students. However in last 3 to 4 years influx of student have gone much higher in Germany therefore finding student apartment has gone difficult. You can search for student apartment by googling , "Studentenwerk" with you university name.

Your ability to speak German is very important in getting good accommodation, as the preference is given to German speaking tenant.



Contract & registration in City Office
After you have got rent contract take the rent contract with your passport to local town hall and register your address. Similarly if you are changing or moving out you need to de-register your address.
